Consent sought: Subdivision consent to subdivide Lot 3 Deposited Plan 360520 into 15 lots for subsequent rural-residential land use and 1 balance lot to be amalgamated with the balance of land in Record of Title 246193 (being Lot 4-5 Deposited Plan 360502). Land use consent for breaches of rules under the Buller District Plan relating to access, for breaches of rules under the proposed Te Tai o Poutini Plan (TTPP) relating to access and residential density, and for subdivision and the change of use of land under the Resource Management (National Environmental Standard for Assessing and Managing Contaminants in Soil to Protect Human Health) Regulations 2011 (NES-CS).  

The proposed lots in the subdivision will generally range in net size from 1.0ha to 3.0ha, with two smaller lots being 7,400m2 and 8,000m2. The proposal includes volunteered restrictions relating to the location, size, colour and materials for buildings on the proposed lots, restrictions on exterior lighting and fencing, retention of existing vegetation and new landscape/screen planting.  

The proposal is a discretionary activity overall under the Buller District Plan, TTPP and the NES-CS.
