The following is a guide to the type of information that may be held by Council and can be included in a LIM.
- Valuation and rating information including any rates owing and the area of the property
- Information relating to the zoning of the land under the Buller District Plan
- Aerial photographs: Property boundaries shown on any LIM document are a guide only. You will need to find your property boundary pegs or employ a surveyor to set the boundaries for you.
- Details of any building or resource consent, certificate, notice, order, or requisition affecting the land or any building on the land previously issued by Council
- Information on private (where known to Council) and public stormwater and sewerage drains, also water supply, as shown in Council’s records
- Compliance Schedules, building Warrant of Fitness, if relevant
- Swimming pool fence compliance
- Information which, in terms of any other Act, has been notified to Council by any statutory organisation having the power to classify land or buildings for any purpose
- Identification of (if any) special features or characteristics of the land. This may include potential erosion, avulsion, falling debris, subsidence, slippage, alluvion, or inundation, or likely presence of hazardous contaminants that may be known to Council; but is not apparent from the District Plan
- Potential contamination by hazardous substances
- Information that has been notified to Council by any network utility operator pursuant to the Building Act 1991 or the Building Act 2004
- Licence details i.e. food premises, health, hairdressing, hazardous substances etc
- Heritage status of the land and/or building where applicable
The LIM may also include any other information relevant to the land which the Council considers, at its discretion, to be relevant. Council cannot guarantee the accuracy of the information held on its files as previous owners may have carried out work without reference to Council.
