A LIM is a document requested by you for information relating to a specific property and is issued by Council under the Local Government Official Information and Meetings Act 1987.
If you are considering purchasing a property in the Buller District it is recommended that you obtain a LIM before finalising the purchase. It provides a copy of all the known information held by Council that relates to a specific property. As a vendor, obtaining a LIM can be a useful way of identifying any outstanding requirements i.e. building consents or resource consents that may need to be completed or signed off.
If you are intending to buy a property for redevelopment, it is suggested you check your proposal with Council’s Planning Department to find out the relevant rules that would apply under the District Plan before committing yourself to a purchase. To discuss your proposal, phone the Council and ask to either speak to, or make an appointment with, the Duty Planner.
A LIM will be issued within 10 full working days of the date of request being received.
Note: There is no facility for a fast track LIM request, however all reasonable and practical steps will be taken to complete the LIM as soon as possible.
The following is a guide to the type of information that may be held by Council and included within a LIM.
The LIM may also include any other information relevant to the land which the Council considers, at its discretion, to be relevant.
Council cannot guarantee the accuracy of the information held on its files as previous owners may have carried out work without reference to Council.
LIM applications must be in writing on an official application form, with sufficient information to identify the property for which you require a LIM. Lot and DP number and Valuation number are required on an application. Also helpful is a copy of the Certificate of Title (less than three months old).

You should forward your application, with the appropriate fee, to the relevant Council office. Please be sure that all the information requested is included to enable us to return the LIM to you as quickly as possible.
The cost of a LIM is $250.00 (incl GST) per property. The application fee is payable when the application is lodged with Council. This may be by cash, Eftpos,cheque or credit card. If paying by credit card, there is an administration fee per transaction.
